Our Services and Solutions
We recommend a 4-5 person crew to assemble our larger enclosures (over 18’ wide). Buildings less than 18’ wide can be assembled using a 2-3 person crew.
Our buildings are designed for ease of installation. Anyone with basic construction knowledge can assemble a Kelly Klosure building. If you have maintenance crews or troop labor available, a contractor is not necessary to assemble a Kelly Klosure building. We also have a field service representative available to assist your crew or contractor of choice.
Kelly Klosure has worked with several erectors over the years that have assembled our buildings. Kelly Klosure also offers turnkey installation services to our government clients through our GSA Schedule contract. Give us a call and we will be glad to discuss your options.
Our buildings are designed to be assembled up to four times faster than a conventional steel building. An estimate of required crew size and number of man-hours for assembly is provided with every quote.
It depends on the size of the enclosure. Some of our smaller enclosures can be assembled by hand using step ladders. Give us a call to discuss the size of building that will suit your needs.
Our buildings are assembled using basic steel building erection tools. Please contact us for a complete tool list.
On-site support is included with the purchase of Kelly Klosure buildings over 24’ wide. This service can be included with the purchase of any Kelly Klosure product if discussed during the proposal process. On-site support, when included, consists of having a field service representative on-site for 2-3 days to assist the crew during the assembly process.

Yes, Kelly Klosure has partnered with professional engineers at Nielsen Baumert Engineering, Inc and McGinnis and Associates, Inc. and are able to provide structural calculations and sealed drawings for all 50 states. While the latest version of the International Building Code is our design standard, we often engineer to specific building codes such as California State Building Code, Florida State Building Code, including Miami-Dade Hurricane Requirements and many others.
No, Kelly Klosure’s buildings utilize smaller repetitive frames on 3’ centers to create uniform loading around the perimeter of the building. Traditional metal buildings use large rigid frames requiring large column piers and possible cross-ties within the foundation system to support these frames. Kelly Klosure buildings use a simpler thickened edge slab or trench footing foundation without need for any column piers or cross-ties. This makes for a much simpler and less costly foundation system.
Yes, if a site specific soils analysis/report by a geotechnical engineer is available for the area, Kelly Klosure Systems can design and deliver complete installation drawings for a concrete foundation and slab for any of our buildings and mezzanine systems.
Absolutely! While we use the latest version of the International Building Code as our starting point for a project, we will engineer a building to the specific loads you give us. Our buildings have been engineered for loads as high as 180 MPH wind and 200 PSF snow as well as very high seismic loads!
Kelly Klosure has a wide variety of colors available including some special colors not shown in our standard offerings. We will work to find an existing color that closely matches your project requirements. Truly custom colors are available for larger projects but do require additional lead time and cost. When a suitable standard color cannot be found on a smaller building or enclosure, it can be built with a primer exterior finish that can be easily field painted to match existing structures.
Yes. Normally information is received in three phases unless your project dictates otherwise:
1. A preliminary set of drawings are always available to accompany a proposal. These are simply to give a general idea of the size, layout and features included on your proposal.
2. After a purchase order is received, a more detailed set of “Approval Drawings” (sometimes referred to as “shop drawings”) will be submitted within a few days. These drawings will detail all of the features of the building, the foundation plan dimensions required and other pertinent information. These drawings will need to be reviewed, signed and returned to Kelly Klosure before the building is put into production.
3. Before the building is shipped, a complete set of assembly / installation drawings tailored to your specific project will be electronically submitted to you. Paper sets of these drawings will accompany the shipment of the material.
Normal items such as lights, conduits, and HVAC ductwork can always be attached to the structure of the roof. Larger items such as large wet pipes for fire suppression systems, large cable trays, and HVAC units can be accommodated on the front side of the design process. If these larger items are to be added “after the fact”, consult Kelly Klosure, and we can determine the best way to accommodate these loads.
Kelly Klosure has designed buildings to support paint line track systems, monorail hoists and under hung bridge cranes. Also, free standing top running bridge crane structures can be easily incorporated into a building design when the crane capacity is beyond what might be supported by a building's roof structure. Contact Kelly Klosure with your requirements, and we will work to find a solution.
Maybe. We have worked on a number of projects where a building is being relocated and is required to meet new building codes. Over time, building codes tend to change and very often become more stringent. It is possible that some retrofitting of the building may be required to meet new building codes in a new locale. For instance, a building in Colorado that is being moved to California may require the addition of lateral bracing to resist seismic loads as required by the California State Building Code.
If the building is existing, roof or wall panels can be removed but consideration must be given to the structure of the building when this is happening. Consult Kelly Klosure for safe ways of removing panels.
If the building is a new building you are looking at buying, Kelly Klosure can design features right into the building to allow for getting large items in and out of the building. Roof hatches, removable roof and wall sections and large equipment doors are just a few of the options.
The Kelly Klosure’s panelized building system is very versatile. For example, a wall panel in a 16’H building is the same design as a wall panel in a 30’W building. Therefore the holes factory punched into each piece accommodate both conditions. The bottom of the sidewall panel on the left side, is the top on the right side of a building, so there are anchor bolt holes and eave connection holes in both ends of the panel. In addition, extra holes are provided to allow the panels to be hung from the manufacturing paint line, bolted into the shipping racks and to allow for the use of spud bars during assembly and erection of the building. There will be many holes that do not receive a bolt or anchor in the finished building. If the bolt spacing instructions and details provided are followed, your building is structurally sound without bolts in every hole!
It’s not difficult. In most cases doors can be moved simply by unbolting and removing the door panel in question and switching it with a panel from the spot in the building you would like to move it to.
Kelly Klosure’s standard light-transmitting panels are built into the roof panels here in the factory and are fixed/inoperable.
Let us know what you need. In many cases the entire roof can be designed to be removed in one section, or we can set up your building with multiple sections that can be removed. The limitation on how large the section can be lies more with the available crane equipment and space for setting the roof aside rather than with the building structure itself.
No. Floor panels are an optional item and are only included upon request. A typical building installation would have a concrete slab for a floor.
No. The structural nature of a Kelly Klosure building provides a uniform load around the perimeter of the building allowing flexibility with foundation/base connection options. The building can be placed on a base plate with earth anchors, or in very temporary situations a wood sill plate and guy wires. Contact us for more information.
Yes. Kelly Klosure can provide a base plate and earth anchors with the building allowing you to set the building up on the ground without a concrete foundation.
Yes. Guy wires and deadmen can be used in lieu of penetrating the ground with anchor bolts.

Kelly Klosure buildings and enclosure solutions are designed to be installed by unskilled labor. Any “construction savvy” crew can assemble our structures. On buildings over 24’ in width we send a field service representative to assist the installer with the best practices for assembling our structures. For our government clients, we can provide installation services through our GSA Schedule contract if using maintenance crews or troop labor is not an option. For commercial clients, we can refer a qualified contractor if needed.
Yes we can, although any “construction savvy” crew should be able to assemble our buildings with little difficulty. We also have field service personnel available for on-site technical assistance .
When insulation is requested, Kelly buildings are supplied with a rigid polyisocyanurate insulation. Our standard R values supplied are R-11 and R-19. Other requirements can be met upon request.
Kelly Klosure has many standard options available for ventilation (louvers, dampers, fans, gravity roof turbines, etc.). If you can provide information about what your requirement is, we can provide nearly anything you would like with regard to ventilation items.
Yes. Kelly Klosure buildings are designed with additional collateral load capacity, so addition of items such as solar panels are not typically an issue.
Yes. Kelly Klosure’s pre-framed system also makes an attractive canopy system.
